Terms and Conditions

When you make this booking you are entering into an agreement with us. Please read our terms and conditions.

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provided in the booking form. This does not form a booking contract between us. A booking contract shall only arise when your booking is subsequently confirmed in writing by us, via email.  These Terms will become binding between us once we issue you with the Booking Confirmation.

The Property is provided for holiday letting purposes only for the specified period, as detailed in your Booking Confirmation. For the avoidance of doubt, these Terms do not create a landlord and tenant relationship between you and us and you will not be entitled to any:

  • a tenancy;
  • the right to sub-let the Property in part or in whole;
  • an assured shorthold or tenancy (AST); or
  • any statutory protection either under the Housing Act 1988 or by way of a statutory security of tenure.

Privacy Notice

This Privacy Notice explains how we at North Mere use any personal information we collect about you.

What information we collect about you – when you make a booking with us we collect the names of all the guests who will be staying, the home address, email address and telephone number of the person making the booking.

How we use the information we hold on you – we will use your email address to send you confirmation of the booking. After your stay you will receive an automatic email from our booking system asking you for feedback. We will not use your telephone number to contact you unless it is for an emergency and/or we have been unable to contact you by email.

How is your data stored – all of the personal details you supply to us, as part of the booking process, is stored securely on a third party system, SuperControl. Neither we nor SuperControl will share your information with any other third party unless there is a legal reason for doing so.

Guest registration – we are required by law to keep a register of guests and their nationality. If you are from a country outside the commonwealth we will also require a passport number and address of next destination.

Access to your information – you have the right to request a copy of the information we hold about you. If you would like a copy of this information please email us at enquiries@northmere.co.uk

Payment information

A deposit (25% of your total booking) is required on booking.

Cheques should be made payable to North Mere.

If you wish to pay directly into our account the bank details are as follows:

When we have received your booking form we will acknowledge your deposit/full payment as soon as possible. With the full payment we will also send directions and arrival details.

 Deposit and final payment

A deposit is required equal to 25% of your booking. The balance is due six weeks before the start of the holiday. If the booking is made within six weeks of the arrival date, then full payment is required.

Cancellations

Once you have booked your stay our agreement is a legal contract.

If you have to cancel your booking, 75% of the full amount will be refunded provided the cancellation is made at least 28 days before the date of arrival. If we manage to re let the property you will be given a full refund minus a 5% admin fee.

If cancellation is made within 28 days of arrival (or your booking is made within 28 days of your arrival date) then your payment is non-refundable. If we manage to re-let the property, you will be given a full refund minus a 5% admin fee.

We will offer a full refund if either North Mere or you, as the guest, are in a government lockdown, enforceable by law.  We will not offer a refund for guest illness or guests required to self-isolate.  There is holiday cancellation insurance available to protect you against losses in this situation and we strongly recommend that you take this out before you make your booking.

Non-payment of a deposit or balance due by the specified date will be assumed to be a cancellation.

 Included in the let

Towels and linen are included in the rental charge along with tea towels and bath/shower mats. All electricity (not including car charging), hot water and heating is also included.

Wifi

By using and/or activating the service with is you agree to be bound by these terms. If you do not agree to the terms of the agreement, do not use the service.

  • All services are provided on an “as is” basis. We do not warrant that the service is fault free or fit for any particular purpose, or that our system is secure. It is the user’s responsibility to ensure that your firewall and antivirus software are up to date.
  • We will always try to make the service available, but it may be interrupted, limited or curtailed due to maintenance and repair work, transmission or equipment limitations/failures.  We will not be liable for any form of compensation or expenses claimed by you in respect of the provision or quality of internet connectivity.
  • You must not use the service to download illegal or copyrighted materials. We may terminate or temporarily suspend the service if we reasonably believe that you are in breach of any provisions of this agreement.
  • We recommend that you do not use the service to transmit or receive any confidential information or data and should you choose to do so you do so at your own risk.
  • Parents who wish to allow their children access to and use of the Website/Services should supervise such access and use.

Damages and breakages

Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.

Extra cleaning

Please take reasonable care of the property and its contents, and leave equipment, furnishings, utensils etc in a clean and tidy condition on departure. All bookings are accepted on the condition that the property is left in the same state or repair, order and cleanliness both inside and outside at the start of the stay.

Smoking and vaping

Smoking and vaping are not permitted in any of our properties.

Candles and naked flames

Please do not use lighted candles or nay naked flame inside the accommodation. They may be used in the gardens.

Pets

Sorry we regret no pets are allowed.

 Liability

All belongings and vehicles are left at the Property at your own risk. Please ensure all of your belongings are removed by the Departure Date as the return of any of your lost property cannot be guaranteed and will incur charges to post to you.

Access statements and safety certificates

Access statements, gas certificates and details of our public liability insurance are available on request.

 Occupancy

At any time (day or night) your cottage is restricted to the number of persons on the booking form up to a maximum occupancy of that cottage, unless prior consent has been given by the owner. In the event that the maximum occupancy is exceeded we have the right to revoke the booking without refund.

Duration and times of letting

Your accommodation is available from 3pm on the day of arrival and you must vacate by 10am on the day of departure, unless otherwise agreed.  You agree not to arrive at the Property before the Arrival Date and to depart from the Property no later than the Departure Date. The Property will not be available at any time outside of the times reserved by you and set out in the Booking Confirmation and you may be charged if you do not leave by the agreed time on the agreed Departure Date.

Other

Access to the Property is subject to adherence to these Terms

  • Any recommendations for third party services, establishments and amenities made by us are our personal recommendations only and do not guarantee any level of service or quality.
  • We reserve the right to request your immediate departure without refund where you have in our sole discretion acted unreasonably, illegally, immorally or in a manner which may impair the enjoyment, comfort or health of other parties or causes, or is likely to cause, damage to the property.
  • There is no electric vehicle charging facility at the Property. You are not permitted to use a portable domestic charger (also known as a ‘granny charger’ or a ‘trickle charger’) to charge your vehicle from a socket at the Property (indoors or anywhere on the Property). Information regarding the nearest public charging points will be made available where possible.
  • Third party providers (e.g. caterers, private chefs, entertainers etc.) are not permitted at the Property without our prior written permission.
